When driving back home to Sax after daylight the sight of the castle, fully lit, and seemingly floating in the air is one of the most welcoming sights I have ever experienced. It´s a sign we are almost home. Commercially, is the home of three major international businesses selling “persianas y toldos”, window blinds and sun canopies and a shoe industry that means if you recently bought a pair of shoes in a UK Department Store, for example, the chances are they could have been made in Sax or nearby Elda and we now supply 60% of the footwear used in all Spain´s hospitals. It is an incredible feat. No pun intended. Both Sax and the smaller town of Salinas just eight minutes drive away have close to full employment and lots of opportunity which means our crime statistics are very low and both towns are safe in a way that is hard to imagine if you have arrived from the UK or Holland. Walking around whatever time of day or night is a pleasure rather than something to fear. Sax is small enough for everyone to know each other and a family who has a son or daughter who is a criminal brings shame on the family. I suppose it´s like when I was growing up in the North West during the 60´s. Recently we have seen the opening of a Consum supermarket, the equivalent of a Waitrose or Marks & Spencer Food Hall whilst there has been a Hiperber and Dia, both excellent supermarkets for as long as I can remember, and if that isn´t enough there is a Carrefour (Think Tesco) eight minutes’ drive away within a shopping mall complex that has a cinemas which shows films in English with Spanish subtitles. There are also six gyms in Sax and a superb one in the shopping mall along with Ten Pin Bowling etc Sushi Restaurant and many others. Sax is served wonderfully well with schools, our son was eight when we moved here and reluctantly, we put him into a state school, he always went to a private school in Manchester, and within six months he was fluent in two languages and following five years in a secondary school went on to study Pharmacy at Complutense in Madrid one of Spain´s most famous and prestigious universities.  However, he didn´t like the idea of going into pharmacy as a career so he is studying law and working as my business partner. He already has a diploma in Spanish Property Law. For health, Sax and Spain, in general, is far superior to the UK. In the town, we have a new Health Centre with eight doctors, two nurses, a diabetes clinics and a 24/7 Emergency Walk/In Centre. We have three pharmacies, two of which have at least one person who speaks English and their advice is always excellent. Ten minutes away in Elda is the remarkable award-winning University Hospital El Virgen De Salud where the surgeons are second to none and the food is atrocious, well it can’t all be good!! Newly opened is the Fibromyalgia centre offering support and therapies for those suffering from acute pain. There are now three Language Schools in the town and the town hall ran a scheme for language swapping that may be run again. Learning Spanish is a lot less difficult than it may seem and there are new ways of learning that concentrate on conversational Spanish. There are restaurants and bars aplenty with prices that are at first beyond belief and a three or four-course lunch of good quality can easily be found for 13€ or less. For a special occasion, there is Casa Mami and El Fuente restaurant at the hotel Fuente del Cura which are a little more expensive but great food experiences can be had. Nearby Villena, ten minutes or so up the A31, has some excellent restaurants including the very fashionable Tita´s Gastrobar and the stunning, in my opinion, Condumio. In Elda, ten minutes in the other direction there is Xambel, Xhagar, Fabrica, La Sirena and Tenaz, all very good restaurants and surprisingly inexpensive. In most bars and cafes a coffee and toast for breakfast will cost no more than 2,50€ and the coffee is possibly the best in Europe. Our biggest challenge these days is finding properties as opposed to selling them as Sax and Salinas as both have become incredibly popular as there are very few building permits left in either of the towns and yet they are growing. So, come look around and enjoy.

If you are looking for peace, tranquillity and privacy but to be walking distance (15-20 minutes at most) to the town with bars and restaurants etc then this property with its incredible 55,000m2 land full of olive trees has to be considered, especially at the newly reduced price.  The views are as good as any you will ever see. The 13th century castle of Sax could not be clearer and at night, when the castle is lit up, you can see the most amazing sight and it seemingly floats in mid-air.  All around you are mountain ranges and it is almost beyond belief you are so close to the town yet you could easily be in the middle of nowhere. The views of the rows and rows of in production olive trees are just wonderful.  The access to the property is a feature in itself; the whole way from the town is by tarmac roads and when you pass through the private gates you have a beautiful 350 metre drive to the remotely controlled main gates of the property, and you are driving through an olive grove.  Before entering the property, the other features are the massive private swimming pool, which measures at around 18 x 7, perfect for swimming lengths for exercise or just relaxing. There is a small pool house with a pump and filter. The pool is fenced off for the safety of small children and pets.   The garage is enormous, more like an aeroplane hangar. Within is the heart of the central heating system to ensure economic warmth through the short winter period.  The sheer size of the garage means there is the potential to convert space to a Guest Apartment or two and still have space for a car and a workshop area.  The property is entered at the far end passing through a lovely covered terrace area offering shade and an excellent outdoor dining opportunity where you can sit and constantly say “look at that view”!!  As you enter you are in a very large lounge/diner with a fabulous feature, a wood burning stove and fire in the far corner. Further ahead is a relatively modern kitchen which is practically unused as the Spanish do most of their cooking, when in the countryside, outside of the house. The kitchen is surprisingly larger than most Spanish kitchens and can easily absorb a table and chairs, however……..  In the next room is a massive dining table and chairs and this is really a second lounge/diner easily as big as the first one and off here is the downstairs bathroom. This room has had the windows updated to UPVC.  Back to the kitchen where there is a utility room and a walk-in pantry and access to a large patio area where there is a BBQ, the superb old fashioned style with a bread oven. This is where the Spanish do nearly all of their cooking. This then leads through to another entrance to the garage.  Returning to the house and, at the entrance, to the right is a staircase leading to a landing where there are four double bedrooms and the second bathroom.  All the bedrooms are proper doubles and the principal bedroom has a stunning, large, balcony from which the views are even more stupendous. The balcony has some of the best ironmongery I have seen, it´s almost a tourist attraction.  So, what are the negatives? The property is tired and needs some love, plenty of love. Structurally, it is in excellent condition and there are no signs of the damp usually seen in houses of this age. There is nothing that has to be done to start living there and that is always advisable, give it a good three months before you start changing anything so you can have an understanding of the changes in the way of living in Spain. The upper floor, the bedrooms, would all love a couple of coats of white paint. First of all, this is a semi-detached property, but there is only one neighbour on each side, and if you are worried about disturbing them, then fear not as the owners love to have loud music on from morning until night in the garden, and everyone seems to enjoy it. There is also 100% privacy. Wow, what an amazing property. A five-minute drive from Sax is a lovely location with very good access is this remarkable 7 Bed 2 Bath massive Country House that has been partially reformed to a high standard, but the upper floor needs completing without any major work. Although we are marketing the property as a 7 Bed, we could easily have gone for 10 Bed as there are three other rooms that can easily be made into bedrooms and a large workshop, as well as a very long garage that will probably fit three cars, not Smart cars either. There is approximately 1,000m2 of land to the rear that has a small wooden cabin and an old above-ground water deposit from the days before mains water that can be converted into a swimming pool if required. The garden at the front is a fabulous space to relax and for dining, with a massive covered area with outdoor seating for around 14 people next to a big BBQ. The owners were restaurateurs, and they love to entertain. The ground floor is almost completely reformed, the exception being the big double bedroom, which needs a whitewash and little else.  The lounge/diner is a very spacious area with a splendid feature log burning fire, and in winter, it is especially cosy.  The kitchen and bathroom are brand new and very modern, a super contrast with the age of the property, around 200 years. A passageway leads to the large garage and before that, out to a big patio area and a massive workshop that could be even more accommodation if required.  This then leads out to the land. The upstairs has six bedrooms and one bathroom but the master bedroom has a room alongside waiting to be turned into a spacious en-suite or an en-suite and dressing area. I think for everything else, you should click the 360 tour or the video at the bottom of the description for a far better idea and for the floor plans. The 360 Tour is wonderful. Why Sax? There are no traffic lights, it has a 13th-century castle, one of seven on the castle route but ours is the best and there are no traffic lights, parking meters or fee-paying car parks. What? That isn´t enough? Sax is so popular because it is far enough inland to be “inland” yet it is only 30 minutes to Alicante Airport and 35 minutes to the beach.  Access is by the A31 Dual Carriageway Alicante to Madrid Autovia (Motorway to you) which runs just outside of the town, by rail and coach from Alicante so you can go to the beach and not have to take your car, and now we are only eight minutes drive away from the AVE station at Villena. The AVE is the high-speed train from Alicante to Madrid which has only four stops. From boarding the train will have you in Madrid in 2hrs 9mins for as little as 9€ if you are lucky enough, but around 25€ if not. Let us stick with the town of Sax for now rather than escaping to the beach or Madrid. Sax is dominated by its 13th-century castle known as the Headlight And Guardian Of The Border a landscape of history and rock. When driving back home to Sax after daylight the sight of the castle, fully lit, and seemingly floating in the air is one of the most welcoming sights I have ever experienced. It´s a sign we are almost home. Commercially, is the home of three major international businesses selling “persianas y toldos”, window blinds and sun canopies and a shoe industry that means if you recently bought a pair of shoes in a UK Department Store, for example, the chances are they could have been made in Sax or nearby Elda and we now supply 60% of the footwear used in all Spain´s hospitals. It is an incredible feat. No pun intended. Both Sax and the smaller town of Salinas just eight minutes drive away have close to full employment and lots of opportunity which means our crime statistics are very low and both towns are safe in a way that is hard to imagine if you have arrived from the UK or Holland. Walking around whatever time of day or night is a pleasure rather than something to fear. Sax is small enough for everyone to know each other and a family who has a son or daughter who is a criminal brings shame on the family. I suppose it´s like when I was growing up in the North West during the 60´s. Recently we have seen the opening of a Consum supermarket, the equivalent of a Waitrose or Marks & Spencer Food Hall whilst there has been a Hiperber and Dia, both excellent supermarkets for as long as I can remember, and if that isn´t enough there is a Carrefour (Think Tesco) eight minutes’ drive away within a shopping mall complex that has a cinemas which shows films in English with Spanish subtitles. There are also six gyms in Sax and a superb one in the shopping mall along with Ten Pin Bowling etc Sushi Restaurant and many others. Sax is served wonderfully well with schools, our son was eight when we moved here and reluctantly, we put him into a state school, he always went to a private school in Manchester, and within six months he was fluent in two languages and following five years in a secondary school went on to study Pharmacy at Complutense in Madrid one of Spain´s most famous and prestigious universities.   However, he didn´t like the idea of going into pharmacy as a career so he is studying law and working as my business partner. He already has a diploma in Spanish Property Law. For health, Sax and Spain, in general, is far superior to the UK. In the town, we have a new Health Centre with eight doctors, two nurses, a diabetes clinics and a 24/7 Emergency Walk/In Centre. We have three pharmacies, two of which have at least one person who speaks English and their advice is always excellent. Ten minutes away in Elda is the remarkable award-winning University Hospital El Virgen De Salud where the surgeons are second to none and the food is atrocious, well it can’t all be good!! Newly opened is the Fibromyalgia centre offering support and therapies for those suffering from acute pain. There are now three Language Schools in the town and the town hall ran a scheme for language swapping that may be run again. Learning Spanish is a lot less difficult than it may seem and there are new ways of learning that concentrate on conversational Spanish. There are restaurants and bars aplenty with prices that are at first beyond belief and a three or four-course lunch of good quality can easily be found for 13€ or less. For a special occasion, there is Casa Mami and El Fuente restaurant at the hotel Fuente del Cura which are a little more expensive but great food experiences can be had. Nearby Villena, ten minutes or so up the A31, has some excellent restaurants including the very fashionable Tita´s Gastrobar and the stunning, in my opinion, Condumio. In Elda, ten minutes in the other direction there is Xambel, Xhagar, Fabrica, La Sirena and Tenaz, all very good restaurants and surprisingly inexpensive. In most bars and cafes a coffee and toast for breakfast will cost no more than 2,50€ and the coffee is possibly the best in Europe. Our biggest challenge these days is finding properties as opposed to selling them as Sax and Salinas as both have become incredibly popular as there are very few building permits left in either of the towns and yet they are growing. So, come look around and enjoy.
